Energy Performance Certificate

The Energy Performance Certificate (EPC) is a review of your property to establish what energy saving you already have, where it could be improved and what else could be done. An energy performance certificate has two sections:

Section 1 - The Energy Efficiency Rating provides a measure of the building's overall energy efficiency and takes in to account insulation, construction, heating and hot water systems, etc.

Section 2 - Environmental Impact Rating details the use of energy within buildings and looks at what measures are in place to reduce the carbon footprint of the property and recommendations for further improvement.

Your property cannot fail the Domestic Energy Assessment, each property is graded A to G

Properties with an F to G rating will be offered dicounted or free energy efficiency measures from the Green Homes Service, which will be established in the near future

The Energy Performance Certificate is a compulsory part of the Home Information Pack

It is a legal requirement to supply copies of the Energy Performance Certificate to prospective buyers

Only certified Domestic Energy Assessors can issue an Energy Performance Certificate

An Energy Efficiency Rating grade of A to G will be clearly stated on your property’s Certificate

A Carbon Dioxide (CO2) Impact Rating for your property indicates the environmental impact of your home

Energy Performance Certificate - Timetable for Introduction

The Government has launched the energy performance certificates, which are mandatory for all homes bought and sold in England and Wales. They are a key part of the home condition report, which will be included in the home information packs. For non-marketed and 'right-to-buy' sales, as well as all lettings of existing buildings.

As further information is confirmed with regard to the sale of other residential properties and residential lettings we will publish it on our website.

First Day Marketing enables immediate marketing of a property without a Home Information Pack (HIP), provided that the pack has been requested in writing and is accompanied by the appropriate payment or an undertaking to make the payment and it is expected that the pack will be available within 28 days. The seller’s duty to provide a HIP does not then arise until the energy performance certificate (EPC) is obtained. In all cases the Energy Performance Certificate (EPC) must be obtained before exchange of contracts.
